2435 Parkwood first appeared in the 1912 Polk City Directory.  It was home to Earl Severcool that year.  Mr. Severcool was the propriotor of Severcool & Co., which was a saloon at 302 Summit.  He was also the propriotor of the Niagara Hotel which also was located at 302-10 Summit.   The hotel was described as European.
