J. Proctor Coates was a real estate developer who lived at #17 Proctor Place.  An article written by reporter Mike Desmond in the January 20, 1937 issue of the Toledo News-Bee stated that " J. Proctor Coates, who built Proctor Place, was a pal of the gas company.  He built the houses and equipped them all with gas furnaces.  Even the community garage has a gas furnace........".   #11 was owned by Arthur Kelting.  Another name that appeared on the back of this photograph is Carl W. Speilman.  By 1924, J. Proctor Coates lived at 2831 Parkwood at Collins.
